Seller Success Story
Turning 2217 Mildred Street Into a Clear, Buyer-Ready Offering
One living area needed work after a vacancy. The sale plan began with repairs and ended with a transparent presentation buyers could review in detail.
Do the repair work before asking buyers to look past it

The property had two living areas and one needed repair and cleaning before it could be shown properly. We waited for access, brought in contractors and completed the work instead of carrying a turnover problem into the listing photographs and showings.
Stage the vacant space and document the property

Once the work was complete, the vacant area was staged and both portions of the home were documented with photography and 3D tours. A pre-listing inspection and the available operating information were organized so buyers could review the property with fewer assumptions.
A landing page that kept the details together

The dedicated property presentation brought the media, configuration, updates and available documents into one place. QR access inside the home gave buyers and agents a practical way to return to that information during and after the showing.
Keeping a more complicated property presentation factual
This Minnow Lake home required more context than a simple exterior photograph could provide. The repair history, layout and inspection material needed to be organized so buyers could understand what was being offered without relying on assumptions about income, legal use or future performance. The page therefore separates verified property facts from the questions a buyer should investigate independently.
The gallery and sold-property presentation give the visual record room to work, while the narrative explains how preparation, access to information and the offer process fit together. For another property with more than one living area or a complicated history, I would use the same boundary: explain what is known, avoid unsupported conclusions and make the next due-diligence step obvious.
A late-fall sale with a clear information trail

The MLS record shows a historical list price of $489,900, a recorded closing price of $475,000, and a closing date of December 11, 2025. The property closed in December after buyers had a detailed view of both the home and the available records. The strongest part of the campaign was the effort to make a more complicated property easier to evaluate.
From repaired space to a buyer-ready record
The repair and cleaning work came first because buyers needed to evaluate the property as it stood, not imagine past a turnover problem. Once that work was complete, staging helped define the vacant space and photography and 3D tours documented both living areas.
The inspection and available operating information were then organized with the presentation so buyers could return to the same facts after a showing. The page made the layout and records easy to find, while leaving buyers a clear path for their own due diligence. That distinction—show what exists, organize what is known and make the next question obvious—is the part of this process another seller can carry forward.
