Sometimes a repair or a small presentation change is worth the effort. Sometimes the better advice is to leave the home alone and avoid spending money that will not help the sale. We’ll make those calls one at a time.

Do I need to be ready to list before we meet?

No. The Initial Consult is useful when you are still deciding whether to sell, when to sell or what the home may need first.

Is the home valuation part of Step 1?

Yes. I research the property and local market, then use the walkthrough and our conversation to complete the picture. You can also begin on the dedicated Home Valuation page.

Should I renovate or stage the home before you see it?

No. Let me see it first. I would rather help you decide what is worth doing than have you spend time and money based on a generic checklist.

What should I have ready for the consultation?

Your questions and a rough sense of timing are enough to start. If it is easy to gather, a list of major updates or work completed at the property can also be helpful.
