Seller Experience · Step 3
Media Day gives us the pieces. This is where I put them to work: checking the listing, setting up showings, launching the property page and MLS® listing, and starting the marketing rollout.

Before the listing goes live
I review the price, property details, media, showing instructions and timing before activation. The goal is simple: when buyers first encounter the home, the information and presentation should be ready together.

The launch plan
There is more to launch day than publishing the MLS® listing. I coordinate the public listing, the places it is shared, access for buyers and the marketing that introduces the home.
The listing details, media and custom property page are checked and activated as the core public presentation.
We choose a practical launch window around readiness, competing listings, your schedule and the planned rollout.
I set up instructions and availability that give buyers a reasonable chance to visit without ignoring how you live.
Photos, video and property details move into the planned social, digital and direct buyer-facing promotion.
We decide whether an open house fits the property, then plan its timing, promotion, hosting and follow-up.
Timing the launch

Where buyers encounter the home
Buyers may discover the property through MLS®, Realtor.ca, a saved-search alert, social content or a link shared by someone they know. The rollout gives the home several useful ways to be found and revisited.

Once the home is live
I keep you informed about inquiries, showing activity and buyer feedback. We look at the pattern together and decide whether the launch is doing its job or whether something deserves a closer conversation.
Seller stories
These stories show the property, the seller’s situation and how pricing, preparation, marketing and negotiation worked together. Review six years of Greater Sudbury Seller Performance for additional context. Individual results vary by property, timing and market conditions.
Hitting the Market questions
I confirm the listing details, activate the MLS® listing and custom property page, coordinate showing access and begin the planned marketing rollout.
The MLS® listing is distributed through the systems and websites supported by the listing feed. I also use the property page, social content and other planned marketing to introduce the home.
No. We agree on a showing plan that gives buyers reasonable access while accounting for your household, pets, work and other practical needs.
Not automatically. I recommend an open house when it supports the property and launch plan, then coordinate the timing, promotion and follow-up.
Starting earlier?
If you are still figuring out what the home may be worth, send me the address. I’ll research the property, relevant local sales and nearby competition, then follow up personally.

Tell me about the property and your timing. I’ll explain how I would prepare the listing, manage showing access and introduce it to the Greater Sudbury market.

A lot of sellers also need to buy. I can help coordinate both sides—timing, financing conversations, conditions and the practical gap between selling here and moving there.
Start with a broad Greater Sudbury search. When you are ready, I can help narrow it around the move you are actually planning.
