Seller Experience · Step 2
This is the day the preparation becomes what buyers will see. Our decorators stage the full home with furniture and décor from our own collection, then I coordinate the photography, video, 3D tour, floor plans and social clips around it.

Before the cameras arrive
One of the things sellers comment on most is how much of a difference the staging makes. Many were not expecting this level of help: our decorators stage the full home with furniture and décor from our own collection, planning each room around the property and the way it will be photographed.

The Media Day package
The exact mix follows the property. A rural or waterfront home may benefit from aerial context. Another home may need the floor plan or staging to do more of the explaining. I coordinate the pieces as one package.
Our decorators stage the full home with furniture and décor from our own collection, arranging each room and completing the setup before the media team starts.
The media team captures the wide views, details and movement needed to show the home across the listing and campaign.
The 3D scan gives buyers a room-by-room view and produces floor plans that help them understand the layout.
We also capture shorter vertical clips that can introduce the property through social posts, reels and advertising.
For properties where land, setting, access or views matter, aerial photography and video can show the larger picture.
One coordinated appointment

See the work
A buyer may first see the home in a search result, a reel or a shared link. The package gives them different ways to notice the property, understand the layout and decide whether they want to see it in person.

Built for the launch
The photos, video, floor plans and supporting clips are not separate projects. They are organized for the places buyers will encounter the home once we move into Hitting the Market.

These stories show the property, the seller’s situation and how preparation, media, pricing and timing worked together.

Yes. Our decorators stage the full home using furniture and décor from our own collection. The exact setup depends on what the rooms need and how the property will be photographed.
The core package includes professional photography, video, a 3D tour, floor plans and social clips. I plan pieces such as drone media around whether they help explain the property.
The timing depends on the size of the home and the media planned. I’ll confirm the schedule beforehand so you know when the decorators and media team will be working.
We’ll decide that when we set the schedule. What matters is that the team has the access and space needed to complete the staging and media efficiently.
Starting earlier?
If you are still figuring out what the home may be worth, send me the address. I’ll research the property, relevant local sales and nearby competition, then follow up personally.

Media Day is planned during the Initial Consult, well before the cameras arrive. Tell me about the home and your timing, and I’ll walk you through the staging and media I would recommend.

A lot of sellers also need to buy. I can help coordinate both sides—timing, financing conversations, conditions and the practical gap between selling here and moving there.
Start with a broad Greater Sudbury search. When you are ready, I can help narrow it around the move you are actually planning.
