Before the listings
We’ll begin by clarifying what you are preparing for, which professional conversations need to happen and what trade-offs belong in the plan.
We’ll discuss when you hope to move, what could affect that timing and whether another transaction or major decision needs to coordinate with the purchase.
Your lender or mortgage professional determines financing qualification. We’ll also talk about the purchase price and ownership costs you are personally comfortable carrying.
We’ll separate needs, preferences and deal-breakers so the search reflects how you live rather than a generic property checklist.
That may include speaking with a lender, mortgage broker, lawyer, insurer or other qualified adviser before the search becomes active.
Financial readiness
I can help you organize the real estate questions and connect the financing conversation to the homes you may consider. A lender or licensed mortgage professional assesses qualification, products, rates, approval and borrowing advice.
Ask the financing professional what income, down-payment, debt, credit and property information is required for your circumstances. Do not rely on a general checklist as final lender instructions.
A pre-approval can help with planning, but it remains subject to the lender’s conditions and final review of the borrower and property. It is not a guarantee that every home in a price range will receive final financing.
Beyond the purchase price
Costs vary by property, transaction and professional. We’ll identify the categories worth discussing early, while your lawyer, lender, insurer and other providers confirm the amounts and requirements for your purchase.

Down payment, deposit and transaction-specific funds require separate planning and professional confirmation.
Legal, inspection, appraisal or other specialist costs depend on the services your purchase requires.
Taxes, utilities, fuel, condo items or other adjustments are agreement- and property-specific.
Insurance, utilities, maintenance, repairs, furnishings and the move belong in the comfort-range discussion.

Define the search
We’ll connect property features to the reason they matter. That makes it easier to recognize acceptable trade-offs when price, area, condition and property type do not line up perfectly.
