Accepted does not always mean finished
An accepted offer may still be conditional, or it may already be firm. The agreement, your lender’s requirements and professional advice determine what needs to happen next—there is no single checklist that applies to every purchase.
We’ll review the agreement, amendments and any remaining conditions so the next actions are tied to the contract you actually signed.
Your lender or mortgage professional confirms financing requirements and final approval. I’ll provide transaction documents and help keep communication moving, but lending advice and approval come from them.
Your lawyer handles legal review, title work, funds and registration. Your insurer confirms coverage and its requirements. Starting those conversations promptly gives each professional time to identify what they need.

Professional coordination
I help keep the real estate process and communication organized. Legal, lending, insurance, inspection and technical conclusions belong to the qualified professionals responsible for those areas.
Provide requested documents, make decisions, arrange funds and insurance, and complete the tasks assigned by your agreement and professional advisers.
Track the real estate dates and documents, coordinate access, explain the transaction process and keep you informed about the next decision.
Confirm financing requirements, assess the property and borrower where applicable, and provide lending instructions and approval.
Provide legal advice, review title and closing documents, manage closing funds and registration, and confirm when the transaction has closed.
Assess coverage, explain policy terms and exclusions, and provide any insurance confirmation required for closing.
Inspectors, contractors, engineers and other qualified professionals address property-specific questions when their expertise is needed.

Condition-specific follow-up
Financing, inspection, insurance, sale-of-property or other conditions are not automatic parts of every purchase. If your agreement includes them, we’ll track the dates and coordinate access or documents while the appropriate professional does the underlying review.
A home inspection belongs at the point permitted by the agreement and agreed timing; it is not inherently a closing-stage task. Property research also supports better questions, but it does not replace legal, engineering, environmental or inspection advice. Preparing for closing
The exact documents, amounts and timing vary. Your lender and lawyer will give you instructions for your purchase; I’ll help you see how those requirements connect to the real estate timeline.
Stay in touch with your lender about outstanding documents, appraisal or property requirements, and final approval. Confirm suitable property insurance with your insurer and ask when proof must be provided.
Budget beyond the purchase price for transaction-specific items such as legal work, land transfer tax, adjustments, insurance and moving. Your lawyer and lender confirm the amounts and payment instructions. Review the site’s overview of buyer closing-cost categories for planning questions.
Your lawyer reviews title, prepares closing documents, explains your legal obligations and tells you how and when to deliver required funds. Follow the lawyer’s verified payment instructions and ask them about title-related questions, including whether title insurance is appropriate for your transaction.
We’ll confirm the scheduled final walkthrough, access arrangements and any agreed property-related follow-up. I’ll also explain the usual communication flow for closing day without promising a fixed time for registration or key release.
The final walkthrough
The final walkthrough is usually an opportunity to observe whether the property appears to be in the condition required by the agreement and whether agreed inclusions remain. It is not a warranty, a substitute for a professional inspection or an opportunity to renegotiate unrelated concerns.
If something does not appear consistent with the agreement, tell me during the walkthrough. I can document what we observe and coordinate communication, while your lawyer provides legal advice about available steps. Closing day and the move
Your lawyer confirms when the transaction has legally closed and when keys can be released. Registration and fund-transfer timing can vary, so keep the moving plan flexible until that confirmation arrives.
Confirm movers, packing, mail updates and utility arrangements early enough for your circumstances. Keep identification, legal and lender information, insurance contacts and essential items accessible rather than packed away.

Take time to locate shutoffs, panels, detectors and important property documents. Note immediate maintenance questions, update remaining services and keep invoices, warranties and transaction records together.
