Seller Success Story
Finding the Right Buyer for 151G2 Beach Road on Birch Lake
This six-bedroom waterfront home needed the right season, realistic expectations and a campaign aimed beyond the ordinary local buyer pool.
Planning started well before listing day

I first spoke with the sellers roughly a year before they were ready. The market was changing, and a distinctive Birch Lake property could not be priced or marketed like a typical house in town. We spent that time discussing timing, likely buyers and what the property would need to communicate clearly.
Define the audience before building the campaign

The home's six bedrooms, two bathrooms, garage and waterfront setting created several possible buyer profiles. The campaign was built around four-season use, space and the experience of the property, without depending on one narrow idea of who the buyer had to be.
Media carried the parts words could not

Drone photography, a 3D tour, floor plans and video helped remote and local buyers understand the scale, shoreline and movement through the home. The summer launch let the waterfront setting appear as buyers would actually experience it.
A campaign built for a narrower, more distant buyer pool
A large Birch Lake property was unlikely to be understood through an ordinary listing card alone. The early planning period gave us time to identify the likely questions around size, shoreline, seasonality and travel distance. It also helped set expectations before the summer launch rather than trying to revise the story after the home was already public.
The media then became a practical screening tool. Aerial views established the setting, floor plans clarified scale, the three-dimensional tour showed room relationships and video helped the property feel less remote. Buyers could decide whether the home deserved a trip before arranging one. For another distinctive rural or waterfront property, I would build that information path before launch and let the market evidence guide the timing.
A realistic waterfront result

The MLS record shows a historical list price of $799,000, a recorded closing price of $795,000, and a closing date of August 4, 2023. The closing price finished close to the historical asking price. The better lesson is that distinctive properties benefit from early planning and a campaign designed around the buyer's decision, not a list of impressive adjectives.
A distinctive waterfront home reached beyond the ordinary buyer pool
The year of planning before launch was useful because this was never going to be a routine in-town sale. The six-bedroom layout, waterfront setting and travel distance created a narrower group of serious buyers. Timing, price expectations and the media plan all needed to be considered before the home entered the market, not revised after the first impression had already formed.
Aerial views established the setting, floor plans clarified scale, the three-dimensional tour showed room relationships and video helped remote buyers decide whether the trip was worthwhile. The recorded result reflects this property and its market. The enduring value is the buyer path: identify who needs the home, answer the questions distance creates and let the setting appear as it actually will during the selling season.

Wondering how your home fits today's market?
A distinctive rural or waterfront property needs the right questions before it needs more marketing. I can help define the likely buyer, the facts that require confirmation and the media needed to explain the opportunity clearly.
