Seller Success Story

Presenting the Scale and Value of 1070 Valecrest Drive

A substantial Blezard Valley home needed a campaign that made its space, finish and setting easy to understand before buyers ever booked a showing.

01. Seller Situation

A home that could not be reduced to a price and bedroom count

1070 Valecrest Drive was a larger home with four bedrooms, four full bathrooms, a half bathroom and a garage. The challenge was to help buyers understand how that space lived and why the property belonged in a different conversation from a typical family home.

02. Constraints & Preparation

Building the presentation around the property

Photography and video were used to give buyers a clear look at the rooms, flow and overall scale. The online presentation let serious buyers spend time with the home before deciding whether it fit their needs.

03. Timing & Marketing Strategy

Giving buyers more than one way to explore

Still photography established the first impression. Video supplied movement and context. Together, they helped the campaign reach buyers who needed to understand a distinctive Blezard Valley property, not simply scroll past another listing card.

Why the sequence mattered

For this home, the first job was not to compress the property into a short feature list. It was to help a buyer understand the scale of the rooms, the relationship between the living spaces and the kind of household the home could serve. That made the order of the work important: define the likely questions, prepare the home to answer them, then build media that let buyers revisit those answers on their own time.

That sequence also supported better conversations at the showing stage. Buyers who had already studied the photography, video and property presentation could spend their visit testing whether the home fit, instead of using the appointment to discover the basics. For another substantial or distinctive home, I would use the same principle: make the property understandable before asking the buyer to make a decision.

04. Pricing, Decisions & Result

A strong result, kept in its proper context

The MLS record shows a historical list price of $699,900, a recorded closing price of $875,000, and a closing date of April 6, 2022. Two distinct offers were received. The result belongs to this property and that market. What carries forward is the value of making a substantial home easy to understand and compare.

A substantial home made easier to compare

The recorded result matters, but the more transferable achievement was giving buyers a coherent way to assess a home with more scale and complexity than an ordinary listing card could carry. The photography established the finish and room proportions, the video helped explain movement through the property, and the presentation kept those pieces together for buyers who wanted to look again after a showing.

That is the standard I would bring to another distinctive home: decide which questions the likely buyer will have, prepare the property to answer them honestly, and build the campaign so the media supports the in-person experience. The goal is not simply more content. It is a clearer decision path for the buyer and better information for the seller when interest becomes an offer.

What I would carry into another sale

Make scale visible

Large homes need media that helps buyers understand how the space connects.

Know the likely buyer

The message should answer the questions that matter to the people most likely to act.

Support the showing

Good online presentation helps serious buyers arrive better informed.

Keep the result in context

One historical sale is useful evidence, not a promise about another home.
