I met Justin and Vanessa at an open house — and Justin recognized me from a poker league I co-hosted years ago. That local connection (and shared Chelmsford roots) made it easy to talk honestly about goals, timing, and what a “win” would look like for their family. They’d bought the home as an estate sale, updated it with care, and with three kids, they were ready for the next chapter.

By pricing a little higher, we signalled clearly that this home wasn't going to trade in the low $400s, which helped focus the buyer pool and improve the quality of the showings.

That strategy paid off. A preemptive offer came in on a Saturday morning, we served notice, adjusted the offer timeline, and within 24 hours we had two competing offers in hand. We didn’t need a dozen. The accepted deal was unconditional, backed by strong financing and an informed buyer who already had the inspection report — and the final result came in nearly $25,000 above our projected sale price. Smooth closing — because we were prepared before the pressure hit.

And just as importantly, the bigger plan worked. Once their purchase came together, the house was ready to list instantly, and the preparation paid off in a strong result that exceeded expectations.
