Launching When the Outdoor Story Was Visible

Season mattered at 1638 George Street. The home had an outdoor pool and established landscaping, and the summer presentation made those features easier for buyers to see and understand. Rather than describe that setting out of season, the plan was to bring the property to market when the exterior could do part of the storytelling.

The campaign combined staging, photography, video and an online presentation to give buyers more than one way to explore the property. Each format had a different job: still photography established the first impression, while video helped communicate movement through the home and the relationship between the interior and outdoor spaces.

04. Pricing, Decisions & Result

A Clear Offer Process and a Strong, Unconditional Result

The home launched on June 24, 2026, at $584,999. Pricing was chosen to create attention while respecting the property’s condition, location and seasonal appeal. Two separate offer packages were received, and the seller still had time to review them with her family. On June 26, the seller accepted an offer of $590,000. The accepted offer had no financing, inspection, sale-of-property or other buyer condition. It was a result above the asking price, reached through a process the seller had time to understand rather than a decision she had to rush.
