New Sudbury and Minnow Lake
New Sudbury recorded 146 sales at a $528,000 median. Fifty-six sold below $500,000, while the 40 current-active houses had a $579,000 median asking price. Minnow Lake recorded 81 sales at $483,000, with 45 below $500,000 and 16 current-active houses at a $514,000 median ask. Both areas produced real family-home activity, but Minnow Lake carried more historical sub-$500K weight in this window.
South End, Hospital Area and the central-west neighbourhoods
South End, Lo-Ellen and Lockerby recorded a $655,000 sold median, and 36 of 59 current-active houses were asking $700,000 or more. Hospital Area is the clearest warning against comparing asking and sold medians as a trend: 25 of 40 sales closed below $500,000, but only two of 12 current-active houses were asking below that mark. West End and Gatchell recorded a $398,000 median, while Flour Mill and Donovan recorded $307,500. The central city is not one price lane.
Downtown, City Centre and Copper Cliff
These were smaller comparison sets. Downtown and City Centre recorded 13 sales at a $391,000 median; 12 closed below $500,000. Copper Cliff recorded 11 sales at $415,000; 10 closed below $500,000. Smaller samples can still show a lane, but each property's condition and exact setting carry more weight.
Valley East and the east side
Valley East was the largest area group in the analysis with 164 sales at a $530,000 median and 42 current-active houses. A three-bedroom, two-bathroom-space house with a garage recorded a $602,500 median across 98 sales. Garson, Falconbridge and Skead recorded 51 sales at $475,000, while Coniston and Wahnapitae recorded 33 at $450,000. The east-side search changes materially depending on whether the full family checklist is required.
Chelmsford, Azilda and Walden
Chelmsford and Azilda recorded 107 sales at a $522,000 median; 44 closed below $500,000. The full three-bedroom, two-bathroom-space and garage combination recorded a $620,000 median. Walden recorded 82 sales at $512,000, with the same full combination at $627,266. Buyers can find lower-price results in both groups, but stacking space and garage utility usually moves the comparison higher.
Capreol and the northwest communities
Capreol recorded 29 sales at a $410,000 median; 21 closed below $500,000. Onaping, Levack, Dowling and the Northwest group recorded 34 sales at $329,950; 31 closed below $500,000. These are meaningful affordability lanes, but the number of comparable sales is smaller and the current selection can change quickly.
