Feature prices vary by area

A garage in Capreol is not the same search as a garage in the South End.

The tables describe median prices of houses carrying each structured feature. They do not isolate what the feature itself added to the price; area, size, age, condition, lot and other attributes are not controlled.

One feature can fit the budget. Stacking several together changes the search.

This is the part buyers often feel before they can explain it. A three-bedroom home may be realistic. So may a garage. Asking for three bedrooms, two bathroom spaces and a garage in the same house is a different search.

The combinations describe houses carrying all listed fields. They do not isolate the dollar value of any one feature.

Three bedrooms and two bathroom spaces

The market-wide median was $540,000 across 786 sales; 40% sold below $500,000. Two bathroom spaces includes half baths because, for many households, the practical issue is having a second toilet—not whether both bathrooms are full.

Four or more bedrooms

The median was $555,000 across 500 sales; 33% sold below $500,000. Bedroom count needs a layout check. Above-grade rooms, lower-level rooms, ceiling height, egress and bathroom support can matter more than the number alone.

Garage

The median was $560,000 across 642 sales; 34% sold below $500,000. In Greater Sudbury, a garage is winter convenience, storage and sometimes workshop space. Heating, wiring, insulation, access and insurance still need to be confirmed property by property.

Finished lower-level space

The median was $525,000 across 778 sales; 43% sold below $500,000. The export combines finished and part-finished basement fields, so I would still check ceiling height, moisture history, permits, egress and how much of the lower level is truly usable.

Waterfront

The median was $776,000 across 58 sales; 14% sold below $500,000. Waterfront with a garage moved to an $856,175 median. Access, shoreline, water and wastewater systems, insurance and seasonal limitations can matter as much as the view.

Acreage and larger lots

This export does not contain a dependable structured lot-area field. Lot width mixes frontage, irregular descriptions and a few acre entries, so I am not publishing an acreage median that cannot be reproduced. I can still investigate acreage on an individual listing.

Family layout spans the city

The 180-day median was $348,000 in Onaping, Levack, Dowling & Northwest and $665,000 in South End, Lo-Ellen & Lockerby.

Garage-equipped houses vary by area

Houses carrying the garage field recorded a $352,750 median in Flour Mill & Donovan, $575,000 in New Sudbury and $670,000 in the South End group.

Waterfront sits in a different price mix

58 waterfront house sales recorded a market-wide median of $775,664. Only 14% closed below $500,000.

The basement field is blank on 37 current-active and 103 sold houses; blanks are treated as not matching, so the finished-basement frequency may be understated.

How I would use these numbers

Choose the features that change daily life, then test the house around them.

A feature should earn its place in the budget. A fourth bedroom that does not function, a garage that cannot support the intended use or a finished basement with unresolved moisture is not the same thing as useful space.

I would start with the two or three items you will not give up, compare their price and frequency in the areas you would consider, and then inspect condition, approvals and operating costs. That is a better search than treating every checkbox as equal.

How to read the tables: this house-only analysis includes 306 current-active houses and 995 closed house sales from February 27 through August 25, 2026. Prices are medians, not appraisals. Current asking and historical sold medians describe different groups; their difference is not a price trend. A dash replaces the price when fewer than five sales match, but the count remains visible.
