
April adds another useful piece to the 2026 Greater Sudbury market record. Here is what the MLS records included in this analysis show—and what I would actually do with the information.

How I read it
A monthly median can move because the mix of homes sold changed. The ratio uses the export ListPrice field, which is not proven to be the original list price. Neither figure values a specific home without current comparable evidence.
For buyers
- Start with the comfortable payment and cash requirement.
- Compare condition, location and recent closes—not only the monthly median.
- Keep room for inspection findings, repairs and closing costs.
For sellers
- Price against current competitors and recent comparable sales.
- Use first-week showing activity and objections as evidence.
- Adjust when the response does not support the original position.
Methodology and limits
The MLS records come from nine registered, geographically partitioned exports. Listing events use ListingContractDate; sold close events use a valid CloseDate and positive ClosePrice. Completeness against every municipal or board record is not proven. Raw medians are mix-sensitive and are not CREA HPI, benchmark prices or same-home appreciation.
