
June added another useful piece to the 2025 Greater Sudbury market record. Here is what the MLS records included in this analysis show—and what I would actually do with the information.

How I read it
A monthly median can move because the mix of homes sold changed. The sale-to-export-list ratio uses the export ListPrice field; that field is not proven to be the original list price. Neither number tells us what a specific home is worth without current comparable evidence.
What buyers should do
- Start with the payment and cash requirement, not the market headline.
- Compare each property with current competing listings and recent closes.
- Keep room for inspection findings, repairs and closing costs.
What sellers should do
- Price against the current competing set, not the monthly median.
- Use first-week showing activity and buyer objections as evidence.
- Adjust when the market response does not support the original position.
Methodology and limits
The MLS records included in this analysis come from nine registered, geographically partitioned exports. Listing events use ListingContractDate. Sold close events use a valid CloseDate and positive ClosePrice. Completeness against every City of Greater Sudbury or board-wide record has not been proven. Raw medians are mix-sensitive and are not CREA HPI, benchmark prices or same-home appreciation measures.
