Greater Sudbury's 2025 single-family MLS record finished with more listing entries and more sold closings than 2024. The median close price also rose, although a different mix of homes sold in each year. I would use these figures to understand the year, then narrow any buying or selling decision to the property and its direct competition.
2025 in the local MLS selection
- 2,655 new listing entries, compared with 2,529 in 2024
- 1,962 sold closings, compared with 1,905 in 2024
- $482,000 median close price, compared with $459,700 in 2024
- 100.01% median close-to-recorded-list-price relationship
The listing and closing counts describe different event groups. A home listed late in one year may close in the next. Dividing annual closings by annual listing entries would not tell us the share of those new listings that sold.
What the price figures can tell us
The $482,000 median is the middle close price among valid 2025 sales in this selection. It is $22,300 above the 2024 median, but it is not a measure of how much the same home appreciated. The type, location and condition of the homes closing in each year can change the midpoint. The 100.01% paired relationship compares each close with the ListPrice field recorded in the MLS selection; that field may reflect a changed asking price. It is not an original-ask measure or a rule for an offer.
Read listing history at the address level
A listing that ends without a sale can return under a different MLS number. I use its address, contract and off-market dates, property type and recorded features to look for a possible link. A matching address alone is not enough to combine records, and a previous sale is a different sale cycle rather than a failed listing. For that reason, the 2,655 listing entries are not a count of unique homes, and I would not turn them into a failure or relisting rate without reviewing the underlying records.
What I would do with the year-end picture
If you are buying, compare the homes available now with recent sales that truly resemble them. Keep financing, property taxes, insurance, condition and repair costs in the decision. If you are selling, look at the alternatives your buyer would actually tour, then set a price range and watch the first stretch of response. An annual median sets context; it does not price one house.
About these figures: The local Greater Sudbury single-family MLS selection assigns listing entries by ListingContractDate and sold closings by valid CloseDate with a positive ClosePrice. Its coverage is narrower than the Sudbury Real Estate Board's wider reporting area, and the records may be revised. The $482,000 median uses valid close prices in this selection. Compare the 2024 annual report and the monthly market updates for more context.
