A spare room and a strong internet connection may be enough for some work. Other businesses bring clients, employees, deliveries, equipment, signs, storage, noise or parking needs.

The property search should begin with the actual activity—not the general label “home business.”

Describe the use in practical detail

Write down:

  • who will work at the property;
  • whether clients, students or patients will attend;
  • delivery frequency and vehicle size;
  • required parking;
  • signs, retail display or product pickup;
  • indoor and outdoor storage;
  • equipment, noise, odour, traffic or emissions;
  • proposed use of a garage or accessory building; and
  • renovations, utilities and servicing needs.

Describe the exact proposed activity to City Planning and Licensing, the insurer, lender and lawyer before conditions are waived. A generic “home occupation” label is not approval for a particular business or property.

Check each approval lane separately

Greater Sudbury Zoning By-law 2010-100Z, section 4.14, currently permits a qualifying home occupation in zones other than Seasonal Limited Service, subject to detailed limits. The consolidated text addresses residential character, indoor accessory use, floor area, staffing, nuisance, parking, retail/display, storage and prohibited activities.

As reviewed September 4, 2026, the general floor-area limit is 25% of the dwelling area or 100 square metres, whichever is less. Site-specific exceptions, amendments, the exact zone and other by-laws may change the result. The City warns that consolidated by-laws are unofficial; the official publication controls. Use the current interactive zoning map and seek City confirmation where the use matters to the purchase.

Zoning permission is not the same as a business licence, building permit or change-of-use approval. Fire, public-health, accessibility, sign, condo, title and other requirements may apply independently.

Tell the insurer and lender exactly what you plan

The Financial Consumer Agency of Canada cautions that home insurance is not business insurance. Ordinary coverage may provide limited or no protection for business activity. The actual policy and a licensed insurer or broker control.

Prior use, business registration, a tax deduction or the previous owner’s setup does not prove zoning, insurance, mortgage or building compliance. Tax treatment belongs with the accountant or CRA.
