Video by the Municipal Property Assessment Corporation (MPAC). Read MPAC's current tax explanation or watch on YouTube.

A higher assessed value doesn't automatically mean a higher property-tax bill. MPAC's animation uses three houses to show how a municipality's tax needs, the tax rate and each property's share fit together. The video uses a regular four-year reassessment as an example; Ontario's province-wide update has been postponed, and MPAC says 2026 tax-year assessments still use January 1, 2016 values. When you're budgeting to buy, check the property's actual taxes and read my Greater Sudbury property-tax guide.
