Video by the Municipal Property Assessment Corporation (MPAC). Read MPAC's current assessment explanation or watch on YouTube.
MPAC looks at property sales when it assesses similar homes, but an assessment isn't the same as what a buyer would pay for your home today. This short video explains the fixed valuation-date idea and the property details MPAC compares. For the 2026 tax year, MPAC says that date is still January 1, 2016. If you're deciding on an asking price in Greater Sudbury, use current comparable sales and a pricing plan—not the assessment alone. I explain that process in my home-pricing guide.
